Background
Kwacha Pension Trust Fund (KPTF) is a single employer defined benefit pension fund for the Bank of Zambia (BOZ) permanent and pensionable employees, and is regulated by the Pensions and Insurance Authority (PIA).
KPTF owns and manages six (6) properties and conducts annual property valuations of its real estate portfolio.
The Fund now invites selected Valuers to provide quotations for the VALUATION OF THE KWACHA PENSION TRUST FUND REAL ESTATE PORTFOLIO as at 31 December 2021.

Scope of Work
a) Conduct the valuation of the Fund’s Real Estate Investment Portfolio in accordance with the International Property Valuation Standards. The Fund’s Real Estate Investment Portfolio comprises the following properties:

b) Undertake assessment of the rental value chargeable on the Fund’s Real Estate Property in line with the current market environment;
c) Provide the Fund with professional advice on how best to maximize returns on the Fund’s Real Estate Portfolio; and
d) Present a valuation report supported by appropriate documentation setting out the underlying methodology, process and evidence used to produce the valuation.

Requirements
The invited Firms will have to provide the following:
• Practicing licence and proof of registration from the Valuation Surveyors Registration Board (VSRB) for the Firm and two key staff;
• A brief description of the firm’s structure and an outline of at least five (5) years’ experience on assignments of a similar nature;
• Bid validity period of at least 90 days from the date of quotation;
• The valuation fee should include Value Added Tax (VAT) at 16%. Where the VAT has not been included by the Valuer, the Fund shall add VAT to the Valuer’s fee;
• Certificate of Incorporation/ registration of the Firm;
• Valid Tax Clearance Certificate;
• Written Power of Attorney and signature specimen of the authorized Person;
• Indicate payment terms, however 30 days’ credit period from the date of producing the final report shall be preferred.

Valuation Reporting
The successful bidder shall provide three signed original reports for each property, setting out the process, results, limitations, qualification of the valuer, valuation certificate, summary data, etc.
