We are seeking a highly organized and proactive Property Maintenance Manager to oversee the maintenance and upkeep of 44 residential units and 1 office block. The successful candidate will be responsible for ensuring that all properties are well-maintained, safe, and aesthetically pleasing, while delivering a high level of tenant and client satisfaction.

Key Responsibilities

1. Maintenance Planning & Execution

– Develop and implement maintenance plans for all properties.
– Conduct regular inspections of units, office block, and common areas.
– Coordinate and schedule maintenance, repairs, and preventive works.
– Ensure response time to maintenance issues does not exceed 24 hours.
– Manage key assets such as the swimming pool, generator, and inverters.
2. Budget Management

– Prepare and manage property maintenance budgets.
– Monitor expenses and implement cost-saving measures without compromising quality.
3. Vendor Management

– Select and manage external vendors/contractors.
– Negotiate and oversee service contracts.
– Monitor vendor performance and ensure quality standards.
4. Health & Safety Compliance

– Ensure compliance with health, safety, and environmental regulations.
– Conduct regular safety inspections (including borehole quality, water, purification systems, and tank hygiene).
– Implement emergency response procedures.
5. Tenant & Client Satisfaction

– Maintain strong relationships with tenants and clients.
-Address maintenance requests promptly and professionally.
– Conduct quarterly satisfaction surveys and implement improvements.
6. Team Management

– Supervise maintenance staff and contractors.
– Provide guidance, feedback, and performance evaluations.
– Ensure all work meets company standards.

Key Performance Indicators (KPIs)

– Maintenance costs vs. budget (minimize wastage, ensure cost control).
– Timely resolution of maintenance requests (24-hour response).
– Staff and vendor performance (quality and supervision).
– Tenant/client satisfaction (quarterly survey results).
– Property compliance (security, health, and safety standards).
– Emergency maintenance issues resolved immediately.
-Property aesthetics are maintained at a high standard.
-Timely and complete property inspections and tasks.
-Image proof of maintenance at tenant move-in/move-out.

Qualifications & Skills

– Diploma/Degree in Property Management, Facilities Management, or related field.
– Proven experience of 3–5 years in property/facilities maintenance management.
– Strong leadership and people management skills.
– Excellent budgeting and cost control skills.
– Strong vendor management and negotiation abilities.
– Good knowledge of health and safety compliance.
– Excellent communication and problem-solving skills.
– Ability to work under pressure and respond to emergencies effectively.
